Now is the time, Labor Day weekend marks the end of summer for many lakefront homeowners. Most people are done using their cottage this weekend. They are getting the kids back to school. The retirees are getting ready to go back to their winter homes. Generally if the home has not sold by now, they are reducing prices. If they haven’t reduced prices, they will be ready to negotiate something to get it sold. So, check out the hot deals, summer may not be over just yet!
Winter is on the way – that is for sure. We can expect snow any day now. The mild weather this year has us fooled but we know that winter is on the way. It is also a time when people like to “take their home off the market”. Sometimes that can be a mistake as it interrupts the marketing. Two things that we can also be sure of in Real Estate; to sell a home it needs to have a fair market price, or a longer period of time on the market. If it is priced right, it should sell in a fair amount of time. If it does not, and seems priced high for the market area, it will take a longer period of time to sell. Keep up on the market in your area with a good Real Estate Agent!

It’s official – the time for school has come. While parents are proud to see their little ones going off to new and exciting school days, somewhere deep down they are thinking, whew – summer was hectic and I’m glad it’s over. Time for school can mean more time for parents to do parent things. Time for school can also be a time for parents to reflect on the summer past and wonder what would make it more relaxing. Labor Day at the Lakes is here this weekend. Wow – I cannot believe this summer is about over. We had a great July in Canadian Lakes with plenty of wonderful weather. August has felt a bit like September but we cannot complain about this past week. I have had the opportunity to get in a bit of golf this summer as well – which has been nice. Even thought people will be winding down the cottage season as Labor Day at the Lakes approaches, there will be plenty of time to enjoy the summer season through September. House Hunters are out and about looking to buy. What are they looking for? Well, I just sold two and both did not decide based on location, location, location. While the location of both were good enough for my house hunters, the location was not optimum. Price you say? No not really, my house hunters both chose homes with an asking price higher than desired. What are today’s house hunters looking for the most – AMENITIES! Yes, that’s right – amenities won out with my last two house hunters. They gave up location and price to have a home that had “newer amenities” – updated kitchens, baths, paints, flooring, etc. Listen up seller’s – price your home accordingly!

Summer fun – you can’t beat all the fun summer offers. One of my favorite months is July. The weather is hot – which is good at the lake! Family and friends are visiting and fun is all around us. Michigan’s Governor signed into law the revised Principal Residence Exemption Law this week. Home owners now have two opportunities to change their principal exemption – June 1st and November 1st.
